The best way in my experience to close your first deal fast is to deal with private sellers only.

-Work with Fsbo's that have been on the mkt for 30 days or more and they are free leads!
-Stay away from Reo's(real Estate owned) & Shortsales (both bank owned) as they do not allow you to assign the contract. You can do it, but it's more complicated.
